Finding the Hidden Value in a Worn Industrial Site Near BWI

Challenge

Ownership was expanding into a larger space and had a short window to exit before moving into their new facility. This left no time for a conventional marketing campaign and the property had far less visibility than normal.

It didn't help that the building had significant wear after decades of heavy industrial use, including forklift punctures in the walls, a roof near the end of its service life, potholes across the yard, grading problems, and earthwork waiting for whoever took it on. Needless to say, it didn't show very well.

Action

On the surface, this looked like a tired owner-user building in a tertiary submarket that required discount pricing for deferred maintenance. In reality, the true value was the 5.43 acres of usable industrial outdoor storage land in Anne Arundel County, just minutes from BWI. This particular corridor is where yard has become the scarcest commodity in industrial real estate.

With that in mind, we needed to move fast to find the right tenant that would need significant acreage in the area. I handled direct outreach by phone to owner-users and investors capable of moving immediately, and quickly sourced a buyer who underwrote the deferred maintenance.

Highlighting the value of the yard-space in a high demand location led to the property closing at $4.6 million. After closing, I handled the leasing assignment and placed a national equipment rental company on a ten-year triple net lease.

In April 2026, two years after the acquisition, the property sold again for $8,175,000. Although I had no role in this transaction, we take pride in knowing that the new owner we found was able to make improvements to the property and saw profitable returns in two years.

Just because a building's condition has seen better days, that doesn't always mean that it needs to be undervalued.

It's important to understand every aspect of the property and be able to highlight the value where it truly lies. In this case, yard space and location were the driving factors. With those features at the forefront, we matched this property with a tenant who needed the space, and still closed at a premium price.
